Greene Realty Group does not accept a comprehensive reusable tenant screening report, as defined by RCW 59.18.257

We select tenants based on criteria exploring an applicant’s Credit Score, Income, Criminal Record and Rental History. We screen all applicants equally based on the criteria below. Rental references may not be accepted from friends or family. Supporting documents will be required during your application process. A criminal records search will be performed. All criminal charges must be disclosed on the rental application to avoid an automatic denial for falsifying your rental application.

Based on screening results some applicants may need to pay an increased security deposit

An applicant may be approved with a single deposit if:

  1. Credit score is 640 or higher with no current delinquent accounts and no collections or charge offs in the past 12 months
  2. Has income at least 3x the rent
  3. Employed for at least one year at current job or 12 months verifiable income

Applicants will be required to submit a double deposit if:

  1. Credit score of 640+ W/Delinquent accounts or collections OR have a credit score between 550-639 with no current delinquent accounts or collections or charge offs in the past 12 months
  2. Has income less than 3 times the rent but at least 2.5 times the monthly rent or 18 times the rent in savings
  3. Employed for at least one year at current job or 12 months verifiable income

An Applicant will be required to pay a triple deposit if:

  1. Credit score 550-639 with current delinquent accounts and /or collections or charge offs in the past 12 months OR
    Have a credit score between 500-549 OR Have NO credit
  2. Has income at least 3 times greater than the unit rent or 18 times the rent in savings
  3. Employed for at least one year at current job or 12 months verifiable income

GROUNDS FOR DENIAL
An applicant will be automatically denied if they have

  • A credit score of less than 500
  • An open bankruptcy
  • Unpaid rental collections
  • An Eviction
  • No Credit with delinquencies or collections in the last 3 years
  • Falsification of a rental application
  • A balance owing to a landlord
  • Three or more late rental payments within a 12 month period
  • Breaking a lease that will result in a collection filing

CRIMINAL REVIEW
In a criminal review, a verified name and date of birth match of criminal conviction will be handled as follows:

  • A felony criminal conviction which has taken place in the last 7 years may be denied
  • A non-felony criminal conviction which has taken place in the last 7 years may be conditionally approved
  • If a non-felony criminal conviction was of a physical or violent nature against either person or property; or included manufacturing or distribution of drugs, the application shall be denied
  • If a one-time criminal offense took place more than 7 years ago, or if the person has been to jail for more than 5 years and has met the above outlined credit and rental history criteria then they may be conditionally approved unless the crime was of a physical or violent nature or included manufacturing or distribution of drugs
  • Any criminal conviction which results in a registered sex offender requirement

Only income that can be garnished is considered when screening applicants.
