Tenant Responsibilities


Missed Appointments: You will be responsible for the payment of any service call charged for: a) a missed appointment, b) not providing access to your unit when requested, c) leaving a keyless bolting devices engaged, or d) not following other instructions as you agreed that results in the vendor not gaining entry to the property.

By submitting this work request, the tenant acknowledges that if the repair is found to be due to misuse, or failure to perform required routine maintenance task, the tenant will be responsible for payment of the repair, as per the Lease/Rental Agreement.

Permission to Enter


I understand that if I do not authorize permission to enter, I will be available to give the vendor access to the property.

Common Maintenance Solutions


Smoke Detector will not work when tested: Test with approved smoke detector smoke spray, replace battery.

Smoke or Carbon Monoxide Detector beeps: Replace battery.

No power to plugs or switches: Check and reset breaker panel. Reset any GFI outlets (usually located near water in the kitchen, bathrooms, utility rooms and garages). Check if outlet works by turning on a wall switch in the room. Also, please test the item that you are trying to use in several outlets to see if it’s the outlet or the electronic that is faulty.

Garbage Disposal doesn’t work: DO NOT PUT YOUR HAND IN THE DISPOSAL. When the disposal is on, do you hear a buzz? If you do not hear a buzz, hit the reset button on the bottom of the disposal and test. If you do hear a buzz, turn off disposal and unplug from wall before checking for items stuck in the disposal.

No hot water: Check thermostat on tank for proper temperature setting and check that thermostat is not set to “vacation.” Check and reset breaker on power panel. Check and reset the button next to the thermostat.

Hot water too hot: Check thermostat on tank and turn down. Recommended setting is 120 degrees.

Plumbing or fixture leak: Turn off water fixture, turn off water at supply line and notify Greene Property Management immediately.

Toilet plugged: Plunge and test.

No heat: Check thermostat. Check that furnace covers are in properly. Check to see if there is a switch that looks like an ordinary light switch needing to be turned on. Did you pay or disconnect the utility?

Dishwasher will not drain: Clean food out of bottom of dishwasher.

Dishwasher doesn’t clean dishes: Make sure you aren’t running the garbage disposal while dishwasher is running.

Refrigerator too warm or cold: Check that the thermostat in refrigerator is set correctly. The recommended setting is at or below 37 degrees.

Water drips from freezer: Remove all food and store in a cooler. Turn off refrigerator and allow it to defrost completely. Turn refrigerator back on. If it continues to leak, contact Greene Property Management.

Garage begins to close when I press the remote, but then opens: Check to make sure the safety eyes located inside the door are aligned.
